The Tuttle Estates Community Association is a financially-sound organization. We manage our budget in a proactive manner in order to minimize any major project outlays. We have not had a dues increase in the last 18 years. The Board has an informal audit conducted every year as part our yearly tax preparation by an outside firm.
Our budget is approved every year by the Board of Directors. A copy of the yearly budget can be found on this page, below, after the meeting minutes. There is a full budget and expense review that is shared at the Annual Meeting, please consider attending.
Our annual assessment is $180 per year. Dues need to be paid on or before January 5th. An invoice is usually sent out in early December. Lot owners are responsible for payment regardless of whether they have received an invoice. Our mailing address can be found on our "Contact Us" page. Please include your "Lot Number" on your check. We are not able to take credit card payments at this time.
We are responsible for protecting the investments of our residents. Our residents biggest investment is usually their home. Banks and lenders provided mortgage/funding for our residents based on the area, codes, and rules that everyone agreed to as part of buying their home.
Additionally, we manage the public/community spaces that includes the front entry and our green space along 127th Street. We also manage the upkeep of the retention ponds.
One of the ways we keep our homeowner's association fees low is through our volunteers. The Board of Directors is comprised of volunteers who give their time in order to ensure Tuttle Estates is a great place to live.
Tuttle Estates is in the process of building our capital reserve fund. This fund is designed to minimize any additonal funding requests as the result of a significant event. Our goal is to have two times our budget in reserve (this is recommended by most association consultants/legal opinions).
The TECA Board of Directors usually meets two times per year. Our meetings are generally at Panera Bread (127th and Route 59) and are open to the public. If you would like to attend, please email us, and we will provide you with the next meeting date. The next meeting is Nov 21, 2024 at 7:30pm at Panera Bread.
